San Antonio North Sector Comprehensive Plan
The North Sector area of San Antonio is home to over 568,000 residents. The sector is a diverse mix of residential, industrial, and commercial uses, and is adjacent to Camp Bullis, a major military training area. The 2009 Camp Bullis Joint Land Use Study (JLUS), prepared by Matrix, recommended the development of a Comprehensive Land Use Plan to establish compatible land use standards in communities adjacent to the installation.
Matrix was again retained by the City of San Antonio prepare the North Sector Comprehensive Plan. The Plan is now used as a guide by City staff to recommend appropriate land uses and zoning for specific areas of the North Sector; to assist the development and real estate community in understanding the desired future for specific areas; and to aid the Planning Commission and City Council in evaluating the merits of development proposals and capital investment within specific areas.
The North Sector Plan presents recommended strategies to guide transportation, housing, economic development, parks and open spaces, community facilities, land use and urban design, and military compatibility. Through an extensive community involvement program, Matrix developed an action plan that identifies proposed partnerships to ensure that the goals established by residents, workers and stakeholders during the process are achieved.
The North Sector Plan produced by Matrix was the first sector plan developed for the city, and is being used as a template for development of the City’s other sector plans.
