Prairie Gateway, located in the City of Commerce City, presented a unique opportunity to provide both local and regionally oriented land uses in this quadrant of the Denver metropolitan area. A blend of nature conservation, entertainment, and commercial development, the Prairie Gateway plan serves both the local community and greater metro-region as a recreational and economically viable asset.

Acquired from the federal government, this 917-acre site is located on the far western edge of the former Rocky Mountain Arsenal and is in the heart of the Commerce City strategic planning area. The land plan includes approximately 400 acres of conservation grasslands, 950,000 sq ft of commercial development, 100 acres of community parks and soccer fields, and a 25,000 seat multi-use sports/concert event stadium.

Matrix provided master planning support for transportation, water resources, and utility infrastructure and prepared detailed budgets to support the city’s successful bid for selection of the site by Kroenke Sports Enterprises. Matrix assisted the city and Kroenke Sports Enterprises in the design of trunk infrastructure and site plans for the Colorado Rapids stadium complex which opened in 2007.
