Cordera Park / Briargate Crossing
Matrix was retained by La Plata Investments to provide planning, engineering, and surveying services for approximately 1,000 acres of land for the Cordera and Briargate Crossing developments located in northeastern Colorado Springs, Colorado. The area is part of the larger 9,600-acre Briargate Master Planned Community which started over twenty years ago.
Matrix has provided La Plata with detailed cost models to help predict infrastructure and in-tract construction costs associated with the development. The cost models include phasing of the project from its inception to the full build out of the site to determine the amount of required financing.
In addition to cost modeling, Matrix has provided extensive infrastructure master planning for the site as well as in-tract design. Specific projects include a 24” water main to a new Colorado Springs Utilities (CSU) pump station. The water main includes a new design for a pressure reducing station, which has provided CSU with a blueprint for future pressure reducing stations citywide.
Additional infrastructure includes the design of Briargate Parkway—a four lane arterial roadway with a pedestrian bridge underpass. To provide stormwater management, a master development drainage plan has been prepared and implemented for the area, and an extensive storm sewer system has been designed varying in size up to 72”. To minimize the impact of large storm events on aging downstream facilities, three regional detention ponds have been included in the master planning. The ponds have been placed on the site to maximize the benefits of stormwater control while minimizing impact to high value land areas. As part of the newly imposed requirements by the City of Colorado Springs, the ponds provide additional facilities for stormwater quality measures.
The Cordera development is comprised primarily of residential development along with a few areas of land designated for office development. The area includes multiple park sites, an interlinking trail system, and open space corridors. A community park, complete with a pool and meeting areas, has also been provided for the neighborhood. An elementary and middle school site for School District 20 will be constructed in the future in the heart of the development.
Approximately 1,300 single-family lots have been planned with additional areas for multi-family developments. Matrix has prepared development plan and plat submittals for the first two filings totaling 290 acres. Construction documents have been completed for local and arterial roadways, wet utilities, stormwater detention and water quality ponds, and grading and erosion control plans. Matrix has also provided construction observation services to the developer.
Briargate Crossing is a proposed commercial area to be developed along the Powers Boulevard corridor. Matrix has provided infrastructure planning to the parcels to assist in preparing the parcels for sale and development.
